1. Are you a hotel?

 No. Our properties are fully furnished residential apartments located throughout New York City.

2. Is there a minimum stay requirement?
|
 Yes, while certain properties will vary generally the minimum stay is 30 days. |
3. What is in the apartments?
|
 Everything that you need. Bring
only your suitcase. There are linens and towels, hairdryers,
fully-equipped kitchens, cleaning items, cable television,
phone and Internet access, answering machine, CD/radio and
so forth. For a full listing of amenities, please see our
Amenities page. If you have any special needs, requirements
or requests please mention these to us in your Information
Request Form. |
4. Are there laundry facilities?
|
 Almost all buildings have coin
or card operated washers and dryers. For those that don't
there is a laundry facility within walking distance. |
5. Can I see the apartment before I make a reservation?
|
 If you are not in New York,
we will gladly e-mail you digital photographs of each apartment
that you have specified an interest in so that you can get
a first hand look at your apartment before you reserve it.
That way, you are more comfortable about your selection.
If you are going to be in New York, just give us a call
and one of our agents will be glad to personally show you
the apartments you are interested in. |
6. How are phone calls charged?
|
 Generally, there is no charge
for local calls. For long distance calls, simply use a pre-paid
calling or credit card. |
7. Are pets allowed?
|

Some pets are allowed. Please specify whether you have a pet upon your initial inquiry. An additional security deposit may be required in certain buildings for accepted pet requests. |
8. Is there maid service?
|
Depending upon the particular accommodation selected, maid service may or may not be included in your stay. If it is not included and you would like maid service, simply ask your agent for the current rates at the time of your booking. |
9. What are your rates?
|
 Prices for Manhattan Apartments vary greatly and are subject to such factors as location, furnishings, seasonality and availability. Our rates are generally 25-35% lower than our competitors. Please call for current pricing.
Some monthly prices may not include utilities, so a security
deposit is required at the time of booking. The balance
of the security deposit is generally returned within 30-60
days after final departure, once bills and exit cleaning
are charged.

10. How do I get the keys to the apartment?
|

In most cases your building's concierge or doorman will have your key. If not, we can organize a member of our staff to greet you and deliver the keys to you or you can arrange to pick them up at our offices. Just let us know your preference and we will work with you. Arrangements should be made at the time of booking and reconfirmed prior to arrival. Prior to your departure, you are responsible for contacting us to make appropriate arrangements for return of the key. |
11. What time is check in and check out?
|

Check in and check out are flexible to accommodate you. Please contact our office and schedule a mutually convenient check in and check out time. |
12. Can I book my reservation on the Internet?
|

No. You should complete and submit the Information Request Form to allow our experienced reservation agents the opportunity to locate your apartment. We will then contact you with all the information necessary for you to confirm your reservation as well as all payment details. |
13. How is payment made to NYCRESIDENCE?
|

Payments may be made by bank or certified checks, travelers cheques, money orders or wire transfers. In those instances there is a minimum of thirty (30) days between prepayment and arrival, payment may also be made by personal check. Please note that all amounts are in U.S. Dollars. |
14. What is your company policy on cancellations?
|

You will incur no cancellation fee if your booking is cancelled 30 days or more before your scheduled arrival date. However, any cancellations made less than 30 days before your scheduled arrival will result in a forfeiture of any deposit paid. |
15. What is your company policy on security deposits?
|

We generally take a one (1) Month refundable security deposit at the time of booking which is returned within thirty (30) days following the end of the stay. |
16. What should I do if I want to rent or sublet
my furnished apartment?
|

We strive to make the entire process as simple as possible.
All it takes is a quick phone call or e-mail to participate
in our rental program. First, an experienced rental counselor
will review some basic information about your apartment,
including the address, square footage, number of rooms
and any additional or unique features that your apartment
may have such as a fireplace, whirlpool or balcony. Next,
our rental counselor will ask you the time period, which
you would like to rent the apartment for.
Finally, we assign a staff member to inspect and approve
your apartment as an authorized NYC Residence furnished
apartment. We then finalize the payment rate with you
and have our photographers digitally photograph your apartment.
We then input your information into our exclusive and
proprietary database as an additional choice of stays

Whenever one of our guests expresses an interest in
an apartment similar to yours, we will contact you to
confirm all of the arrangements, including the exact
dates of availability, and only after getting your approval,
will confirm the room for our guest. Payment is then
made to you from us directly. It's that simple.

17. What do I need to provide if I want to rent
out my furnished apartment?
|

Because our reputation is built on quality, dependability
and affordability, our guests have come to rely on our
furnished apartments for exhibiting a certain comfort
level. An experienced rental counselor will review the
requirements of an NYC Residence furnished apartment
together with you when they view the apartment. Generally,
each apartment should contain the following items, most
of which are already present in your apartment: Linens,
towels, microwave, refrigerator, toaster, coffee maker,
tea kettle, crockery and silverware, color television
with basic cable, plates, alarm clock radio, telephone
answering machine, vacuum cleaner, iron and ironing
board and stereo.

18. What types of clients do you generally work
with?

Our clients range in both size and scope from individual
vacationers and students to corporate travelers and fortune
500 corporations. In addition, we also service an exclusive
clientele of high profile entertainment and sports industry
clients as well as politicians, consuls and diplomats.
As can be expected, in order to maintain the complete
confidentiality and privacy of these guests, these names
are only disclosed to owners on a need to know basis and
only upon execution of a confidentiality agreement. |
